Risk Assessment Framework

Warehousing & Logistics Facility Risk Profile — Fire, Electrical, Energy & Lightning

Warehousing and logistics facilities concentrate high fire load, large electrical spans, exposed structural steelwork and high-bay racking — creating distinct risk combinations that require targeted audit protocols across fire safety, electrical, energy and lightning protection disciplines.

Fire Safety

  • High fire load from stored goods, packaging, pallets and racking — fire spread rate significantly faster than open plan
  • Inadequate sprinkler coverage for high-bay racking configurations — NFPA 13 in-rack sprinkler requirements frequently missed
  • Blocked fire escape routes in high-density pick and pack areas
  • Non-compliant or absent fire compartmentation in large-span single-story structures
  • Inadequate emergency lighting for evacuation route compliance during power failure
  • Kitchen and charging area fire risk in facilities with staff amenities and EV charging

Electrical Safety

  • Electrical wiring deterioration in large-span, high-bay structures with difficult inspection access
  • Overloaded distribution boards from incremental addition of conveyor, dock and refrigeration loads
  • Thermal anomalies in main LV panels supplying high and diverse electrical loads
  • UPS and generator inadequacy for cold chain continuity and security system backup power
  • Earthing system inadequacy in structures with extensive metallic racking and conveyor frames
  • Inadequate IP-rated electrical installations in wet-wash and cold store environments

Energy Efficiency

  • Refrigeration system energy — compressor SEC and refrigerant circuit efficiency in cold storage
  • Lighting energy intensity — large warehouse footprints with uncontrolled LED or legacy HID lighting
  • Dock door thermal losses in temperature-controlled facilities reducing refrigeration efficiency
  • Conveyor and material handling equipment motor efficiency and VFD opportunity assessment
  • Compressed air leakage for pneumatic dock equipment and packaging lines
  • HVAC inefficiency in office, dispatch and value-added services areas

Lightning & Earthing

  • Lightning protection gaps on large-span exposed metal-structure buildings — high lightning risk profile
  • Inadequate earth continuity across racking, conveyor and structural steel networks
  • Bonding deficiencies in flammable goods storage areas creating static discharge risk
  • Earth pit resistance deterioration in large footprint facilities with varied soil conditions
  • Lightning-induced surges causing damage to warehouse management system (WMS) electronics
  • IEC 62305 Protection Level requirements often not assessed at initial construction stage

Extensive Warehousing & Logistics Audit Track Record

Elion has conducted fire safety, electrical safety and energy audits at distribution centres, cold storage facilities, logistics parks and multi-tenant warehouses across India since 2010 — for retailers, 3PL operators, e-commerce companies and pharmaceutical cold chain operators. This depth of warehousing-specific experience informs sub type-calibrated protocols that understand the operational constraints of live logistics facilities.

Fire Safety Audit — State NOC Acceptance

Elion fire safety audit reports for warehousing and storage facilities are structured to meet the documentation requirements of state fire authorities across India — including fire load calculations, sprinkler hydraulic adequacy assessments, detection system coverage mapping and means of egress compliance documentation in the format required for NOC renewal applications.

Live Facility Audit Capability — No Operational Disruption

Elion's warehousing audit methodology is designed for live operational environments — thermography conducted during shift hours, electrical testing scheduled during low-activity windows and fire system assessments coordinated with facility managers to minimise disruption to inbound, pick-and-pack and outbound operations. This is standard practice across Elion's warehousing engagement portfolio.

Multi-Site Logistics Network Audit Programmes

For 3PL operators and retail chains with distributed warehouse networks across India, Elion manages phased multi-site audit programmes — standardised methodology, centralised compliance dashboards and consolidated reporting for corporate EHS management and board-level risk governance. Audit findings across sites are structured for portfolio-level risk comparison and remediation prioritisation.

Insurance and Client SLA-Ready Audit Reports

Elion warehousing audit reports are structured with clause-wise compliance mapping (NBC, IS standards, CEA), risk classification (Critical / Major / Minor), photographic documentation and corrective action registers — meeting the documentation requirements of insurance underwriters, retail client SLA auditors and WDRA registration conditions without supplementary resubmission.

Frequently Asked Questions

Warehousing & Logistics Audit — Common Questions

Technical and procedural questions from procurement, compliance, and facility management teams considering an independent engineering audit engagement.

What fire safety audit requirements apply to warehouses in India?
Warehouses must comply with NBC 2016 Part 4 storage occupancy requirements for fire detection, suppression, means of egress and fire compartmentation. State fire authority NOC is required and must be periodically renewed. Insurance underwriters require fire safety adequacy certificates as a condition of property cover. NFPA 13 is widely referenced for sprinkler system design adequacy in high-bay storage facilities — particularly for in-rack sprinkler requirements in high-piled storage configurations.
Under CEA Regulations 2010, all HV/MV electrical installations require periodic inspection. Large distribution centres with significant electrical infrastructure — including conveyors, refrigeration, dock levellers and material handling equipment — require comprehensive third-party electrical safety audits to meet insurance, corporate compliance and statutory obligations. Many logistics client SLA conditions also specify periodic independent electrical safety audits.

Cold storage facilities require: electrical safety audit for refrigeration compressor panels and distribution boards; thermography for compressor motors and switchgear; energy audit focused on refrigeration system SEC; fire safety audit for the overall facility; and water audit for fire water reserve compliance. Where ammonia refrigerant is used, zone classification (IEC 60079-10-1) and HAZOP study for the compressor room are additional requirements. ASHRAE 15 governs mechanical refrigeration safety requirements.
Large-span metal-structure warehouses present a high lightning risk profile — large metallic surface area, often located in open logistics parks with limited surrounding structures. IEC 62305 requires a risk assessment to determine the required Protection Level and corresponding air termination, down conductor and earth termination system design. Inadequate lightning protection can cause direct strike fires, lightning-induced surges damaging WMS and control electronics, and structural damage. Earth pit resistance testing verifies that the earth termination system remains within the resistance limits specified in IS 3043.
Yes. Elion manages multi-site audit programmes for 3PL operators, retailers and e-commerce companies with distributed warehouse networks across India — applying standardised methodology and reporting formats at every site. This enables cross-site risk comparison, consolidated compliance dashboards and portfolio-level reporting for group risk management. In-house engineering teams execute audits across all major Indian states without subcontracting — ensuring consistent quality and methodology at every location.
Elion’s warehouse audit methodology is designed for live operational environments. Thermography is conducted during active shift hours — measuring panels and equipment under full load. Electrical testing requiring brief isolation is scheduled during low-activity windows in coordination with the facility operations team. Fire system assessments are phased to avoid disruption to inbound and outbound operations. This approach is standard across Elion’s warehousing engagement portfolio and is built into the engagement planning process.
