What audits are required for commercial office buildings in India?
Commercial office buildings require: electrical safety audit under CEA Regulations and IE Rules for HV/MV installations; fire safety audit for NBC 2016 Part 4 occupancy compliance and state fire NOC renewal; energy audit for BEE ECBC compliance where the connected load exceeds 500 kW or 600 kVA; and water audit for CGWA compliance where ground water is extracted above threshold volumes. Tall buildings above 15 metres additionally require compliance with NBC Special Provisions covering pressurised escape stairs, refuge floors and fire lifts.
Under BEE Energy Conservation Building Code (ECBC), commercial buildings with connected load above 500 kW or 600 kVA must comply with ECBC norms. BEE Designated Consumer commercial buildings must conduct a detailed energy audit every three years by a BEE-accredited energy auditor. IT parks and SEZs must comply with NBC 2016 Part 4 business occupancy requirements — including fire detection and alarm systems, automatic sprinkler or suppression systems, staircase pressurisation, means of egress and fire compartmentation. State fire NOC is required for initial occupation and periodic renewal. SEZ Development Commissioners and IT park developers additionally require annual fire safety compliance certification as a condition of lease and occupancy certificate.
 
Data centres require: arc flash study for HV/MV switchgear and UPS systems given the high incident energy potential; power quality analysis for harmonic distortion from UPS systems and rectifiers; electrical thermography for switchgear and UPS panels under load; fire safety audit with specific attention to suppression system suitability for electronic equipment; and energy audit focused on PUE (Power Usage Effectiveness) and cooling system efficiency.
